The Roods is a beautifully appointed family home set in extensive secluded gardens yet only a 1 minute walk to the main rail link to Edinburgh and with excellent transport links to the rest of Scotland. Guests can enjoy a wealth of home comforts and business facilities and indulge in delicious breakfasts served in the conservatory overlooking the gardens.
The Roods is a minute wlak to the shuttle bus to Edinburgh airport, Rosyth Naval Base and the offices of the contracters for the new Forth crossing.
Special lower rates apply to long term regular bookings.

In the privacy of your ensuite room enjoy the Freeview channels, play your own DVD's, attach your I Pod or make use of our free WIFI connection. Our hospitality trays are brimming with goodies such as luxury biscuits and fresh fruit bowls.
Our ensuite bathrooms/shower rooms are spacious and luxurious. Make good use of the lovely toiletries, fluffy towels and bathrobes all there for you to enjoy.
Savour a freshly prepared, delicious breakfast in our dining conservatory overlooking the gardens. We have a range of Roods Platters to suit most tastes from hearty Scottish options to fresh salads and fish options garnished with our own garden herbs or try a slate platter offering heather honey, oatcakes, scottish cheese and home made preserves. Look out for Roods Specials, smoked salmon and creamy scrambled eggs or maybe a scottish earl grey fruit loaf.
In the summer take your tea/coffee outside and sit on one of our patios listening to the gurgle of our own 'highland burn and waterfall' or watch and listen to the many birds that visit our garden.
Booking with us is easy!!!
All we need to secure your booking is a few details from your credit or debit card. We try to be flexible with check in so all we need to know from you is your estimated time of arrival. If this is before 2pm we cannot guarantee your room will be ready but we can store your luggage for you very happily.
Cancellations. We understand that sometimes the unexpected can happen leading to plans having to change. We will always try to relet your room and refund any deposit paid but in the case of cancellations within 5 days of your stay we will retain the full deposit and cancellation on the day of arrival means we will debit your account with the total cost.
